Concrete for a Postwar Orange County Neighborhood
Pinehurst is a small city in Orange County, about 20 miles east of Beaumont along Interstate 10, and most of what concrete contractors do here is replace and expand flatwork around homes built in the postwar years. The land was platted in 1948 as Pinehurst Heights, and voters approved incorporation in 1955. Population was 1,703 by 1960, peaked at 3,055 in 1980, and was 2,232 in 2020, on about 1.7 square miles.
Concrete that is 60 or 70 years old
When a neighborhood fills in during the 1950s and 1960s, its original concrete ages together. In Pinehurst, that means driveways, walks and porches that have been through decades of heat, heavy rain and several hurricanes. Typical signs:
- Cracked and offset driveway panels, often with grass growing in the gaps
- Narrow single-car drives that need widening
- Porch steps separating from the house or sinking at one end
- Walks sitting lower than the yard and holding water
Most of these are fixable by replacing the failed parts. Where nearly everything has failed, a full replacement gives a cleaner result for the money.
Very low ground
Wikipedia lists Pinehurst's elevation at 7 feet, among the lowest in our service area. On ground that low, each slab needs a planned path for water. We set slopes so water runs from the house toward the street or a swale, keep downspouts from dumping onto the edge of a slab, and build a firm, compacted base so the edges do not wash out. A driveway or patio that sits a little higher than the surrounding yard, with the ground graded away, stays drier underneath.
Widening a driveway
Widening is one of the most common jobs on older lots in town. Here is how we do it:
1. Saw-cut a straight edge on the existing drive 2. Excavate and compact a base for the new strip 3. Drill and epoxy dowels into the old slab edge 4. Pour the new section with matching thickness and slope 5. Place a joint at the seam and cure the new concrete
The new strip will look lighter at first. Some owners prefer a full replacement for a uniform look, and we price both so you can choose.
Patios, stamped work and slabs
Backyards in Pinehurst are good spots for a simple broom-finished patio or a stamped one with color. A slab for a storage building or carport needs thickened edges and reinforcement. We also pour pads for AC units and generators, set level and slightly above the surrounding ground.
Repairs
We seal cracks that have not shifted, replace sunken panels, rebuild broken steps and fix trip edges where walks meet drives. We tell you plainly when a repair will last and when it will not.
Mesh, rebar and what each one does
Older slabs in town often have no steel at all, or wire mesh that ended up lying on the dirt under the concrete where it does nothing. Steel does not stop concrete from cracking. It holds cracked pieces together so they stay level with each other. For that to work, it has to sit in the middle of the slab. We use rebar or mesh set on chairs or plastic supports so it stays at the right height while the concrete is placed. On drives and slabs that carry vehicles, rebar on a grid is our usual choice.
Access and permits
Pinehurst has its own city government. Before work at the street or in a ditch, we check what the city requires. Lots here are close together, so we plan truck access and protect neighboring drives and lawns.

Pinehurst Questions
Is it worth repairing a 1950s driveway in Pinehurst?
It depends on how much has failed. If a few panels are bad, replacing those makes sense. If most panels are cracked and offset, a full replacement usually costs less over time.
Our yard floods in heavy rain. Can concrete help?
New concrete graded away from the house helps move water off quickly. It will not fix low lot drainage alone, but it keeps water off the foundation and walkways.
Can you replace porch steps that pulled away from the house?
Yes. We remove the old steps, build a solid base and form new steps with even risers. Where it fits, we tie them to the porch slab.
